About the Closing Cost Calculator

Closing costs are the one-time fees you pay to finalize a home purchase, on top of your down payment — usually 2–5% of the home price. They include lender charges like origination, third-party services like title insurance and appraisal, and other fees. This calculator estimates the total from a few adjustable rates so you can budget for the cash you'll need at the table.

How it’s calculated

Total closing costs = loan origination (a % of the loan) + title & settlement (a % of the price) + a flat amount for other fees such as appraisal, inspection, recording, and attorney. The result is also shown as a percentage of the home price.

Example calculation

On a $400,000 home with 20% down (a $320,000 loan): 1% origination = $3,200, 0.5% title = $2,000, plus about $2,500 in other fees — roughly $7,700, or about 1.9% of the price.
